How to get a mortgage when you're self employed

Self employed borrowers and commissioned salespeople probably have the most difficult time when trying to get a mortgage.  One of the main benefits of being your own boss is that you have certain income tax advantages.  Generally these tax advantages lead to lower taxable income as reported to CRA due to write offs.

Every year there are more and more small business owners in Canada which means that there are more and more people every year having difficulty getting approved for their dream house.

 Are you suffering from impaired or challenged credit?

Unfortunately, there are not quite as many options available to you as your credit score goes down.  If your credit score is below 620, it may be possible for you to still get financing based on a stated income program.  Typically, this type of mortgage would not be approved by regular banks or lenders and therefore alternative financing is required.  We have access to many alternative lenders that are willing to finance people with under a 620 credit score.  Rates are a little higher but they still much better than getting private funding.
